The communities we look for
We focus on assisted living, independent living, memory care, and skilled nursing, typically 80 beds or more, and we're currently buying across the entire United States. Many of the owners we talk to have built something they are proud of and are ready for their next chapter.
Low occupancy is fine
Census has dipped? We've turned communities around before, and we look past today's census to what the building can be.
Older buildings welcome
Deferred maintenance, dated interiors, or physical plant issues don't scare us off. Renovation is part of what we do.
Owner-operators
We prefer working directly with the people who built and ran the community.
What matters to you matters to us
- Your residents and families and staff matter.
- Residents and their families are why these communities exist. A change in ownership shouldn't change the wonderful care they receive.
- Your team is valued.
- Good caregivers and managers are hard to find. We work to keep the people who make your community what it is.
- Your building gets better.
- We invest in renovations and operations so the community you built is stronger for the next generation of residents.
How a sale works
Selling direct is simpler than a brokered process. Here's what to expect.
A confidential conversation
We talk about your community, your goals, and your timing. Nothing is shared without your permission.
A visit and review
We tour the building and look at the basic financials. We keep it discreet so your staff and residents aren't disrupted.
A written offer
You get a clear offer directly from the buyer, with no broker commission coming out of your proceeds.
A careful transition
We close on a timeline that works for you and plan the handoff together, including licensing and staff communication.
About SGC Group
We've sat on your side of the table. We know what it takes to run these buildings day to day.
SGC Group LLC is led by a senior living owner-operator who has owned and operated more than 20 facilities, built a portfolio from the ground up, and been through the sales process.
Today we're acquiring senior living communities where new hands-on operations and thoughtful renovation can make a real difference. We're not a large corporation, and we don't treat communities like another line item.
Thinking about selling, or just curious what your community is worth?
Reach out for a confidential, no-obligation conversation. If it's easier, just send the community's name, city, and bed count, and we'll take it from there.
Brokers: we're glad to hear about listings, but our focus is working directly with owners.
